Sherwood Mall

Sherwood Mall, a failing indoor shopping mall, was transformed into a vibrant commercial center anchored by Sprouts, Burlington, Best Buy, Home Goods, Dick's Sporting Good and ULTA. Additional value was added to the project by converting a large portion of the mall structure into a climate controlled self- storage facility. 3R Partners Principals were responsible for all aspects of the project from lease negotiation through construction management. 

Flatiron Crossing

The outdated outdoor entertainment village next to the lively Flatiron Crossing was reimagined as a vibrant mixed-use campus including multi-family, class A office, dynamic public spaces and a food and beverage hub. This included full market analysis, conceptual design, feasibility analysis, financial underwriting, JV structuring, public incentive negotiation and constructability evaluation.

Biltmore Fashion Park

3R Development Principals lead the addition of Lifetime Fitness as the eastern anchor to this iconic asset. This project serves as the catalyst for the evolution of the property from a pure retail center to a fully integrated mixed-use campus and included lease negotiation, entitlements, design coordination, and project management. This project served as the impetus for a reimagined master-plan that continues to shape the future of the asset. 

Vintage Faire Sears Redevelopment

A vacant 120,000 square foot sears building was converted into a full sized Dick's Sporting Goods and Dave & Busters serving as a key anchor replacement for the dominant regional center. Master planning, due diligence, lease negotiation, conceptual budgeting, financial underwriting, and design management were all key phases to the successful execution of this project.

Everett Mall

We reimaging this property on the north side of Seattle from a functionally obsolete retail center into a vibrant retail and entertainment hub anchored by Trader Joe's, At Home, ULTA, Regal Cinemas, Old Navy, and a national golf entertainment facility. 3R Development principals stepped into project executive responsibilities, negotiating agreements with all stakeholders to facilitate the redevelopment as well as leases, contracts, design management, project feasibility, and financial underwriting.
